Corpus Christi soon will have five new affordable housing complexes, the first one to open as early as September. 
Casa de Mañana Apartments, 4702 Old Brownsville Road, will offer 99 families an affordable place to live when construction is completed sometime in September.
Two different complexes will be open sometime during the first quarter of 2022. Avanti Legacy at South Bluff, 509 Carancahua St., will have 42 units for senior residents. Avanti Legacy Bayside, located in the 5300 block of Lipes Boulevard, will have 55 senior units and five market units.
The 70 affordable family units and 12 market units at Village at McArdle, 5314 McArdle Road, are scheduled for completion in the second quarter of 2022.
Also set for opening in the spring of 2022 is The FishPond at Corpus Christi, located on Sixth Street between Buford Street and Hancock Avenue. It will include 111 affordable senior units.
The city is working toward more support of affordable housing in Corpus Christi. At a recent City Council meeting, councilors agreed to approach the Type B funding board, which manages a dedicated local sales-tax revenue, for $1.25 million for affordable housing and authorized revisions to the Infill Housing Incentive Program. 
The City Council also increased an incentive for developers of affordable housing. Before, developers could receive a waiver of department fees. Now, they can receive a reimbursement of up to $25,000 per project. 
Other revisions for production and sales for the Infill Housing Incentive Program as an outcome of the June 29 meeting include:

  • home completion deadline in nine months instead of six
  • no maximum square footage requirement
  • homes can only be sold at 80 percent of the city's median home sales price
  • home purchase now includes a five-year recapture requirement if the house is sold or transferred

The changes to the requirements above were necessary so that not just anyone could qualify for affordable housing. Now, an individual must make 80 percent or less than the median household income to qualify.
